From the start, we discuss what you would like your dream home or commercial project to be. We want to get to know you and for you to get to know us.

  • Design

    When meeting with Octavio Ortega and his team you will discuss the Home Design. This process is easier than you may expect. The goal is to make this process fun, so that you enjoy the designing experience.


    We will work with your plans and designer, or schedule an appointment with one of our experienced Home Designers, Architects and Engineers.


    These professionals will listen to your needs, desires, and will design a home based on your lifestyle, personal tastes, and budgetary requirements. One of these designers will develop a set of preliminary drawings, and from those drawings (set of plans) Able Remodeling will estimate the price of your home.


    If the estimated price falls within your range, we will then work on final drawings. If the estimated price is out of your range, we will mutually agree on modifications that will hopefully bring it back into your range. We will work on making your dream a reality. It's that easy.

  • Site Selection and Orientation

    The building site you have chosen is essential when designing your custom home. You will need to take advantage of any views, trees, driveway orientation, slope and drainage that will affect the way your custom sits on the building site. Being able to for see the end result is one of Able Remodeling's strengths.

  • Financing

    At this stage you should have your loan application in process if needed. This enables you to get your pre-approval dollar amount for your custom home and site if needed.


    We will be happy to give you names of mortgage companies and banks that we have dealt with to help with your financial needs. With home interest rates at an all-time low now is the time to build your dream home.

  • Pricing and Groundbreaking

    Now that you have your preliminary plan, building site and your financing has been pre-approved, next in line is final pricing. This is a lot easier to accomplish than you might imagine.


    Pricing can be determined now that the specifications and allowances for your home have been based upon your preferences and plans. You are given allowances for items in your home such as flooring, stone, fixtures, appliances, landscaping, etc. These allowances able you to select and get pricing on your selections.


    Now you and Able Remodeling have an understanding of what your custom dream home should look like, location of house on building site, what amenities it will have and how much it will cost to build. Should you decide to move forward, we will draw up and sign a construction contract and begin building your dream home before your very own eyes. This is when the real fun begins!

Architectural & Engineer Designs

When meeting with Octavio Ortega and his team you will discuss your remodeling project, work with your plans and designer, or with preliminary designs created by Able. From those drawings (set of plans) Able Remodeling will estimate the price of your home.

    • We offer well-seasoned, in-house design talent for drafting blue prints, writing the specifications and estimating the project and assisting you in selections.

    3. Does this project make sense in terms of your family's needs?

  • How we work with you:

    Communication is essential. You are a crucial part of the design team. Our top priority is an open line of communication between everyone involved in your project - throughout your project. We have a hands-on style of project management resulting in quality/cost control. We prepare a detailed schedule and adhere to it.


    • On your initial phone call - We try to determine your needs
    • Consultation - At your home "what are your ideas," your budget, detailed measurements, "before" photographs
    • Preliminary cost estimates - It is our responsibility to make the design fit the budget or notify you of requirement to downsize or the need to explore other options
    • Contract signed and first payment is due
    • Progress payment schedule as agreed in contract
    • Pre-construction meeting - You will meet the project manager and lead carpenter responsible for your project and review the specifications sheets, plans and schedule.
    • Construction - "Construction Zone," we keep the disruption to your daily life at a minimum. Our production crew works 40 hours a week until project is completed
    • Necessary permits are obtained prior to the start of the project
    • A list of suppliers, with showrooms, is provided for selections (cabinets, flooring, countertops, plumbing fixtures, etc.)
    • Change orders - Cost approved by you prior to start of work.
    • Certificate of completion - Signed by you. Final walk-through & "after" photographs - Any details that need further attention are handled immediately
    • One year warranty begins

Permits, Code Compliance

Permits:

Able Remodeling can take charge of this for you and save you time and energy. We have worked with the cities in and around Tacoma for years and know the process well.

Whether you are modifying a structure, putting up a fence, or building a home, we will be responsible for getting the right permits before the is started.

Getting a permit - depend upon how large or how small the project - can take a single step or multiple steps involving additional review agencies.

Building Codes:

In the event that the building department or other governmental agency requires revisions of any work within the scope of your job, or in the event the Able Remodeling uncovers or discovers defects or problems with an existing structure or building site which should be corrected in order to conform to safety requirements, building codes, or accepted construction practices, you will be advise as the Owner of any required changes or modifications in the work.

Inspections and Approvals

The inspection of the improvements is the last step of the development process. It is in this stage where the built out process is reviewed to ensure it meets the specifications of the previously approved plans submitted to obtain the required building permits. Inspections are performed based upon the details of the construction requirements contained within the approved plans. If the building complies, this process leads to a certificate of occupancy.


Inspections include structural, concrete, electrical, mechanical, plumbing, fire, building, health, landscape, drainage, engineering and any special inspections needed to address unusual hazards. A listing of required inspections is available when permits are issued for a project.



Inspections will be performed based upon the approved construction drawings and code requirements. Some inspections are a prerequisite to others, we will be responsible to ensure the proper sequence of inspections occur.
